Special Conditions of Service:
● Agile Working scheme in operation.
● The post holder will be required to work flexibly outside of normal working hours in accordance with the exigencies of the service, this includes attendance at evening meetings, weekend working and service responses to emergencies.
● The ability to travel inside and outside of the Borough for which expenses will be payable in accordance with the council’s conditions of service.
● To attend evening meetings in accordance with service requirements.

Duties/Responsibilities:
The post holder will be responsible for:
1. Allocating rent reviews and lease renewals, some of which may be complex and/
or political and ensuring that the Council’s income from its Rent Roll is delivered.
2. The establishment and delivery of commercial property management services
which may include acquisitions, disposals, valuations (RICS Red Book Asset Valuations as appropriate), valuations and landlord and tenant, CPO (as occasion requires), any other valuation work such as rating as required.
3. Act as the organisational lead on managing the Council’s Asset Valuation process, liaising closely with the Capital Accountancy team and Internal and External Auditors. Ensure that asset valuations are prepared to specification ensuring compliance with statutory regulations and requirements.
4. Ensure the Council fulfils its statutory and fiduciary responsibilities with respect to property valuation, property disposal and estate management.
5. Ensure the team’s professional standards in fulfilling the Council’s statutory and contractual obligations as the Council’s position as landlord or tenant of property.
6. Ensure that excellent and effective estate management and valuation records are maintained to fulfil the requirements of the Asset Management Framework, and to help inform the future direction of the Council.
7. ProvideprofessionaladvicetotheCouncilonmattersrelatingtotheworkarea.
8. Ensuretheinvolvementofandconsultationwithstakeholdersinthedeliveryof
services.
9. The establishment and implementation of appropriate commercial strategies and improvement programmes for the Council’s commercial property and other let portfolios, including compliance with H & S and other statutory requirements and in accordance with agreed leases.
10.Ensure the implementation of good/best practice principles in the area of Asset Management, including a “corporate landlord” approach to property management.
